Were the private seller puts lots of emotions in the pricing process (asking price now = my buying price + my investments into the house + my profit!), we analyse each property according to where it is, what type of property it is, its size, age, orientation, views, general conditions, etc, etc, and put this against other comparable properties in the same area, so exactly as a bank valuer and a buyer would do! Because, at the end of the day, we need to offer competitively priced – not overpriced – properties, in order to sell them.
